We employ experienced title examiners, abstracters, and attorneys in-house, allowing us to handle a wide variety of searches including title insurance requests, certificates of title, ownership and encumbrance reports, and other search requests.

What is title insurance?

Title is your ownership right to your real property.  Title insurance is a policy that protects your investment and property rights.  There are two common types of title insurance:

• Owner's policy - The premium is paid only once and it protects your property rights for as long as you and your heirs own the real estate.   
• Loan policy - Generally required by lenders and protects the lender's financial interests in the real estate.

We are agents of First American Title Insurance Company, Chicago Title Insurance Corporation, and WFG National Title Insurance Company.

What is a Certificate of Title?

A Certificate of Title is a limited search which shows the last deed of record, legal description, taxes, liens, and oil and gas information affecting the subject property.  It is not a full search and should not be relied upon to show fee simple ownership.

What is an Ownership and Encumbrance Report?

An Ownership and Encumbrance Report (O&E) is a full search which shows fee simple ownership, legal description, taxes, liens, easements, rights of way, restrictive covenants and any other recorded encumbrances affecting the subject property.

Real Estate Escrow and Closing Services

Charlson & Wilson has many experienced closing officers and processors to help you have a smooth closing.

Real estate contracts are handled by an escrow agent in order to assist the parties with completion of obligations created by the contract.

Our company handles a wide variety of escrows each year for real estate transactions, working with attorneys, bankers, real estate agents, buyers and sellers to complete the transaction  in accordance with the terms of the contract.   Our company handles residential, commercial, and agricultural transactions of all sizes, from a few thousand dollars up to many millions of dollars.  Charlson & Wilson can also work with your attorney, tax advisor and 1031 exchange intermediary to help you complete a tax deferred exchange.

Remote Online Notary / IPEN

Charlson & Wilson is able to provide remote online notarization (RON) services.  Remote online notarization refers to the process of having a state-licensed notary public notarize a document remotely through the use of electronic signature, identity verification, and audio-visual technologies.  Please contact our office for more information.
